T
he long-term lease agreement with STAYERY for 255 serviced apartments also has a term of 20 years and represents the next important step in transforming the former office building into a modern, mixed-use campus.
One of the largest office campuses in Berlinis currently under construction at Ostkreuz. Kintyre acts as the operational partner for the re:o Berlin project on behalf of IREIT Global, a real estate investment trust based in Singapore and sponsored by Tikehau Capital and City Developments Limited. Over the next two years, a pioneering hybrid usage concept will be developed on the site of the former headquarters of the German Pension Insurance. Multifunctionality and user-orientation are the primary focus. JLL has advised the landlord during the lease negotiations with STAYERY.
“After successfully concluding the agreement with Premier Inn, we are now pleased to welcome STAYERY as a new tenant in this exciting re:o project,” said René Dittrich, Leasing Manager at Kintyre for the re:o project. “The two concepts will complement each other perfectly and significantly enhance the offerings on-site.”
“We are delighted to support the repositioning of Schreiberhauerstraße 2-22 into a vibrant, mixed-use campus as part of our broader commitment to sustainable and innovative real estate developments,” said Peter Viens, CEO of IREIT Global. “STAYERY, a young and dynamic accommodation concept, is moving in, perfectly complementing Premier Inn and fitting seamlessly into the vibrant Ostkreuz district of Berlin.”
Dr. Robert Grüschow, Managing Director of STAYERY, states: “Berlin is one of the ideal markets for expanding our brand. With the opening of our third location, we are strengthening our presence in the capital, and the STAYERY portfolio will grow to over 1,500 units nationwide.” The serviced apartments offer spacious living and sleeping areas, fully equipped kitchenettes, as well as additional community spaces with opportunities for co-working. Digital check-in and check-out, along with weekly cleaning, complement the concept. Despite its dynamic growth, STAYERY pursues a sustainable and economically sound expansion strategy, focusing on both new builds and the repurposing of existing properties.
As reported recently by the re:o project team, the building application has already been submitted, with the goal of starting the conversion in spring 2025. The two hospitality areas, along with the new atrium, are expected to be completed in the first half of 2027. This initiative is part of a comprehensive strategy to reposition the office complex, which, in addition to the hotel conversions, also includes the development of an attractive site for future tenants.
The re:o project will also be certified according to the LEED Gold standard. The use of innovative and low-emission materials ensures a low carbon footprint, contributing to sustainable urban development and responsibility toward future generations.
